When it comes to keeping your home cool and comfortable, your air conditioning system plays a major role—but how do you know if it’s actually doing its job efficiently?


One key check that often gets overlooked is the temperature difference between the return air (the air going into your system) and the supply air (the air coming out of your vents). A qualified home inspector will measure this “temperature split” to evaluate how well your system is performing.


Why it matters:A normal temperature difference should fall between 14°F and 22°F. Too low? Your system might be low on refrigerant or have poor airflow. Too high? It could be overworked or dirty.


What it tells you:This simple test can uncover hidden problems—like failing components or maintenance issues—before they turn into expensive repairs.
